FAQs

Q: What is your Ownership & Leverage Program?

A: Our program is a 3 month accelerator. It's designed to get you in and out fast and deliver results quickly. One of the most common questions we get asked is what happens next? Don't worry, we have an alumni program to extend at a discounted rate if you want to stick around for continued support. More than half our agents do, and we've built quite a community as part of this. Most agents are so used to being renters, they overlook the fact that this is the exact same thing they educate their clients about when buying a home. Renting your lead generation might seem cheaper up front, but long term you're left with nothing to show for your investment. Our Ownership & Leverage program is where we build lead generation, video, operational, & remote sales talent systems with you so at the end, you own the asset and are no longer dependent on a marketing agency. You can apply for this program by clicking Get Started above.

Q: What is your SV3 Framework?

A: We believe our SV3 Framework is the next big thing in real estate. It all starts with generating your leads from Search engines (higher intent), leveraging Video to build trust with your audience, and utilizing the 3 big points of leverage in business - software, money & people.

Q: How long does it take to close your first deal from PPC as a real esate agent?

A: Generally speaking, when you advertise on Google, you’re capturing people early in their process. At the end of the day, we’re dealing with people, so it’s unpredictable. That being said, We often see agents generate their first deal 1-6 months into starting with us. We've had many clients generate multiple listings and buyers in month 1-2, but we would never set that expectation up front. The nurture process is important and most leads you generate from Google Ads will close 6-12 months after they register on your website.

Q: Do I need to be good with video equipment/editing to make good real estate cotent?

A: No. Most of the videos we promote that you make are simple, in front of your computer type videos that are not flashy, but offer VALUE and require little editing. These videos help you convert more business by building trust with your leads. If you're up for it, there's absolutely an advanced level to this where you can get into fancier equipment, editing and shooting styles.

Q: Do you do advanced Google ads strategies like retargeting?

A: Yes. Google ads retargeting is incredibly important and something we always do. Most leads never return to your website, so we must run ads specifically to them to re-engage them. We set up a robust retargeting strategy that follows your leads around the internet and keeps them coming back to your real estate website. We actually have a great tutorial on how to do this here.

Q: Do you do seller lead generation?

A: Absolutely, but most seller leads n 2023 aren't generated from the strategies you might think. It's more important than ever to get creative. We offer ongoing training and support as the seller market is always changing. We've found lately we generate more sellers from our home search advertising strategy than a traditional home valuation funnel, it just required the use of some specific seller-focused vidoes we help you create.

Q: What do I need to be really successful with PPC?

A: A fast unbranded MLS® search website, a solid Google ad strategy, some social proof online, a handful of great scripts and objection handling techniques, a CRM (we like Follow Up Boss), a willingness to follow our blueprint, and us!

Q: Do you only work with real estate agents?

A: Yes, we specialize in real estate and our founder Eric B. Preston is a licensed real estate agent. We believe in being really good at a few things we know our target market needs help with, rather than taking a jack-of-all-trades approach.

Q: Do you do Facebook™ Ads?

A: Coming soon in 2023.

Q: How do you control for quality of leads?

A: By it’s nature, Google ads & YouTube ads generally generate better quality real estate leads than Facebook™ ads. If you target high intent search terms, and optimize your campaigns well, you will get better quality leads. This is because when we advertise in the search market (Google & YouTube), we’re targeting prospects using something called Search Intent. This makes them much more likely to have intent to take action than generating leads from social media. Think about it - there's a thought process that happens before someone Google's "Homes for sale in Seattle", “What’s my home worth” or “Best real estate agents in Dallas” that indicates they are already looking for your service. This is unlike what you find with social media, where you’re mostly interrupting people who are probably bored, scrolling through their feeds aimlessly.

Q: Do you help with creating drip campaigns?

A: Yes, we've actually created them all for you - and not only that but tried and true drips used by teams closing 150+ deals a year directly using our systems. All you need to do is plug & play, and if you work with one of our preferred platforms the setup is even easier as we've already installed in on their backend, you just need to enable them.

Q: How important is my website provider?

A: Very! If you want to generate a volume of leads (Which we highly recommend) then your website is mission critical. To give you context, I could run the same ads to two websites, and one might generate $5-15 leads, while the other would generate $20-40 leads. For reasons that are hard to explain, but it matters! We most often recommend Real Geeks, Sierra Interactive & Chime.

Q: Do I need forced lead capture turned on on my website?

A: Yes! This is considered a best practice for PPC. We’ve tested it every which way and forcing traffic for their information is critical. If you have the right recipe of an unbranded website and good PPC traffic, you will convert roughly 10% of traffic into leads when forced lead capture is turned on. This is a must when sending paid Google search traffic to your MLS® search for lead generation.

Q: What is considered a “good” result?

A: “Good” question. I would consider a good result one that yields a return on investment. Most agents look at marketing as an expense, when really it’s an investment. A good result is one that generates you a 3x or more return on your money, which in real estate is actually quite easy. Most agents don’t realize it, but we’re fortunate to be working with 10-20x returns on our marketing when it’s done well. So, a good result would be that we generate you a consistent, predictable flow of real estate leads, that you feel confident will generate you an ROI in the near future.

Q: What are the best ways to get real estate leads?

A: In our opinion, there are many good ways to generate real estate leads, but we tend to focus on search engines like Google & YouTube. That being said, it's important, especially in the earlier days of your career that you focus on 1-2 differnet lead sources, rather than trying to be everywhere. This will allow you to focus and become an expert at those 1-2 channels, and you can expand form there

Q: What's your best closing technique to convert real estate leads?

A: Our best closing technique to convert real estate leads is to ask better questions. Remember, the quality of your questions determined the quality of your answers. Thats why in our program we equip our agents with the best questions to ask so they can get more meaningful responses. This is a great way to crack open a conversation and get leads engaging with you.

Q: How do I create a real estate marketing plan?

A: Well, the first thing I would do is figure our your marketing pillars. For example, your pillars could be Google ads, YouTube & your SOI (sphere of influence). Next, I would create a measurable activities plan that highlights activities you need to do every day consistently to consider that day complete. This way, you can focus on what you can control that will over an extended period of time return the desired result.

Q: What gives real estate agents the most visibility?

A: Social media gives real estate agents the most visibility, especially when a real estate agent is using video. In 2023, content strategy is king when it comes to real estate marketing. If you aren't leveraging video, you are likely falling behind.

Q: How can I promote my real estate business?

A: There are many ways you can promote your real estate business. To name a few, you can run paid avertising like Facebook ads, Google ads or YouTube ads if you have a budget to do so. Remember, doing this required a tried and true strategy. Another way to promote your real estate business is by simply networking, attending events and having conversations with those in your immediate network (SOI). This will put the word out there that you're an active agent and looking for new business. Another way is by posting quality content on social media, making videos and trying to attract an audience organically. If you choose this route, I recommend getting clear on what platforms suit your personality, and becoming great at it.
